L&D is a licensed general contractor and offers professional construction management services to housing developers. Design Development and Design Build: L&D actively participates in the design development phase of a project by providing design and systems recommendations, and cost-benefit analyses of different material selections and finishes. Should your project necessitate a design-build approach, we offer design-build services in the areas of foundations, electrical, mechanical, and fire sprinkler systems. Value Engineering and Cost Estimates: L&D’s breadth of experience allows us to offer critical value engineering insight during the design phase which can offer significant savings to the developer. Our Project Manager will work with you to provide updated cost estimates of the project over the course of design and pre-construction. Bidding and Construction: L&D taps into a large network of qualified, capable, and competitive subcontractors when bidding out projects. In addition the the services of the Project Manager, L&D will staff the project with a full-time Construction Manager, as well as an Assistant Superintendent as needed. Quality Control: L&D employs the use of a dedicated Quality Control Specialist to assist the project team in the critical areas of structural framing, waterproofing, flashing, fireproofing, and accessibility requirements.    Customer Service: L&D maintains an in-house customer service division that ensures a smooth transition at the turn-over of the project at completion to the developer. The customer service division then continues to work with the developer to address any warranty related concerns.    Build it Green: L&D believes that many green building practices are sound, fundamental practices. As such, a large number of our employees are Certified Green Building Professionals, having earned their certification through the Build-It-Green training program. We are familiar with the latest practices in green building and can offer our knowledge and expertise in this area to our clients.
